PROJECT DESCRIPTION
Originally scoped as a limited restroom renovation, the HCTRA Wilshire Facility project expanded significantly to include the full renovation of three floors of existing office space. The transformation modernized Levels 1, 3, and 4, while upgrading restrooms throughout Levels 1 through 6.
A key design challenge was addressing the building’s non-compliance with current fire codes. Much of the architectural scope focused on replacing outdated ceiling systems to meet fire safety standards while enhancing the overall interior environment. The renovation also included the replacement of the aging HVAC system, which previously struggled to maintain comfortable temperatures throughout the workspace.
Due to the building’s age, the plenum space between ceilings and the floor structure above was limited. This constraint required meticulous coordination with our mechanical engineering team to integrate new HVAC equipment without compromising ceiling design or performance. Through thoughtful planning and collaboration, the team delivered an efficient, code-compliant solution that supports occupant comfort and aligns with the project’s budget and timeline.
